Every buyer is going to have the house inspected. The only question is whether you find out what is wrong before you list, or after you are under contract with a deadline running.
A pre-listing inspection is a full home inspection done for you, the seller, before the home goes on the market. It gives you time to decide what to fix, what to disclose and how to price, on your schedule instead of in the middle of a negotiation.
Why sellers order a pre-listing inspection
- Fewer surprises. Learn about roof, crawlspace, plumbing, electrical and HVAC issues before a buyer’s inspector does.
- Time to fix things your way. Get your own quotes and choose your own contractors instead of scrambling during a repair request.
- Smarter pricing. Price the home with a clear picture of its condition.
- Stronger negotiating position. Known issues that are already handled, or already priced in, leave less room for last-minute renegotiation.
The same inspection a buyer gets
A pre-listing inspection from Apex is the same thorough inspection I do for buyers: done by me personally, unrushed, and including every attic and crawlspace I can safely enter. That matters, because a buyer’s inspector will be going into those spaces too.
Working with your agent
If you are working with a listing agent, I’m happy to coordinate the appointment with them. You decide who sees the report.
Frequently Asked Questions
Do I have to fix everything in the report?
No. The report is information for you. You and your agent decide what to repair, what to disclose and what to leave for the buyer to consider.
Will the buyer still get their own inspection?
Most buyers will, and they should. A pre-listing inspection doesn’t replace the buyer’s inspection; it means you know what they are likely to find.
When should I schedule it?
Ideally a few weeks before you plan to list, so you have time to get quotes and complete any repairs you choose to make.
Do I need to be home for the inspection?
No. Many sellers arrange access through their agent. I’m available by phone to go over the findings with you.
