Frequently Asked Questions
How long does a home inspection take?
Most inspections take a few hours, depending on the size, age and condition of the home. Brad will give you an estimate when you book.
Should I attend the inspection?
Yes, if you can. Attending lets you see findings in person and ask questions. If you cannot attend, the Spectora report explains each item with photos.
What is not included in a standard home inspection?
A home inspection is visual and non-invasive. It does not include wood-destroying insect inspections or areas that are not readily accessible. Add-on services such as a sewer scope or Indoor Air Quality (IAQ) testing can be booked separately.
Can a house fail an inspection?
No. A home inspection is not pass or fail. It documents the condition of the home so you can make informed decisions and plan repairs or negotiations.
Can I add other services to my home inspection?
Yes. Sewer scope, Indoor Air Quality (IAQ) testing and pool and spa inspections can be added when you book.
