Suffolk is one of the largest cities in Virginia by land area, and the homes here range just as widely: new subdivisions in the northern part of the city, older homes near the historic downtown, and farmhouses and country properties on acreage. I inspect them all myself, and I take the time each one needs.

What I see in Suffolk homes

  • New construction. Suffolk has seen a lot of residential growth, especially in the northern end of the city around Harbour View. New homes are not automatically problem-free. A pre-drywall and final inspection gives you an independent look before the walls close and before closing day.
  • Historic and older homes. Homes near downtown Suffolk and in older neighborhoods can have aging roofs, older electrical and plumbing, settled foundations and a long history of updates. They deserve an unrushed inspection, and a drone roof inspection when needed helps on tall or steep older roofs.
  • Rural properties. Out in the country, many homes rely on private wells and septic systems, and properties may have detached garages, sheds and outbuildings. Wells and septic systems need separate testing by the right specialists. Call ahead about outbuildings so we can plan the inspection.
  • Crawlspaces and drainage. Like much of Hampton Roads, Suffolk has low, flat ground in many areas, and crawlspace moisture is a common finding. I go into every crawlspace I can safely enter.
  • Additions built over time. Older and rural homes often have additions from different decades. I look at how each addition ties into the original structure, roof and systems.

Frequently Asked Questions

Do you travel to rural parts of Suffolk?
Yes. Call (757) 354-3528 with the address and I’ll confirm scheduling.

The house is on a well and septic. Is that part of the home inspection?
Wells and septic systems need separate testing by specialists. I’ll note what is visible during the home inspection, such as plumbing and the well equipment I can see, and can point you to the right kind of specialist.

Should I get a sewer scope in Suffolk?
Only homes connected to public sewer need a sewer scope. If the home is on public sewer and is older or has mature trees nearby, it is worth considering.

I’m building a new home in northern Suffolk. When should I call?
As early as possible. The pre-drywall inspection has a narrow window between rough-ins and insulation, so call as soon as your builder gives you a timeline.
