Norfolk has some of the most character-filled housing in Hampton Roads, and some of the oldest. Neighborhoods like Ghent, Colonial Place, Larchmont, Park Place and Ocean View include homes that are many decades old, some built in the early 1900s. Older homes reward a careful, unrushed inspection, and that is the only kind I do.

What I see in Norfolk homes

  • Older housing stock. Older homes can have original or outdated electrical wiring, undersized or aging electrical panels, older plumbing materials, plaster walls, and generations of renovations of varying quality. I look closely at where old and new systems meet.
  • Aging sewer lines. Older homes often have original sewer lines that have been in the ground a long time, and mature street trees send roots looking for water. A sewer scope is often worth adding on an older Norfolk home.
  • Low-lying, water-adjacent neighborhoods. Norfolk sits on the water, and some neighborhoods experience tidal and storm-related flooding. I look for evidence of past water intrusion, use thermal imaging when needed to help spot hidden moisture, check grading and drainage, and report what I find in the crawlspace or under the home. Ask your agent and the seller about flood history and check the property’s flood zone.
  • Crawlspaces and raised foundations. Many Norfolk homes sit over crawlspaces or on raised foundations. I enter every crawlspace I can safely access and report on moisture, framing, piers and vapor barriers.
  • Renovations and flips. Updated kitchens and baths can look great while hiding shortcuts. I pay attention to the work you can’t see at a glance.

Frequently Asked Questions

Do you charge more to inspect an older Norfolk home?
No extra fee for older homes. Older homes do take more time, and I give them the time they need.

Can a home inspection tell me if a house has flooded?
I look for visible evidence of past water intrusion, such as staining, damage and moisture in the crawlspace or lower areas. An inspection can’t give a complete flood history, so also ask the seller and your agent and check the flood zone.

Should I get a sewer scope on an older home?
It is one of the most useful add-ons for older homes, where original lines and tree roots are common concerns.

Will you check the wiring in an older home?
Yes. I evaluate the visible wiring, the electrical panel, outlets and switches. Older homes can have outdated wiring types or past amateur work, and if something calls for a closer look, I’ll recommend a licensed electrician evaluate it.
