When you list a home in Chesapeake, buyers’ inspectors head straight for the crawlspace, the roof and the yard drainage. A pre-listing inspection lets you see those same findings first, on your schedule instead of in the middle of a contract deadline. I’m a Virginia licensed home inspector.
What Chesapeake Sellers Usually Want to Know
- Is the crawlspace dry? With the city’s low ground, damp soil and damaged vapor barriers are frequent buyer findings. If there’s an issue, you’ll have time to get your own quotes.
- How old are the big-ticket items? Many homes in Greenbrier, Great Bridge and Western Branch date from the 1970s through the 1990s. Roof, HVAC and water heater age come up in nearly every negotiation.
- Does the yard drain? Downspouts that dump next to the foundation and low spots near the house are easy fixes when you have time, and harder to explain under contract.
- What about the well and septic? If your home is in rural southern Chesapeake, consider separate well and septic evaluations by specialists before listing, too.
The Report Belongs to You
I inspect the home myself, the same way I would for a buyer. You and your agent decide what to fix, what to disclose and how to price. Your report is delivered within 24 hours, so you can plan repairs before you list.
Not Living in the House Anymore?
If you’ve already moved, I can review the report with you on a live video walkthrough.

Frequently Asked Questions
Will a buyer still get their own inspection?
Yes, most buyers will, and they should. A pre-listing inspection doesn’t replace theirs; it means you already know what they’re likely to find.
Should I fix crawlspace moisture before listing?
That’s your call with your agent. The report shows you what’s there so you can decide whether to repair it, disclose it or price it in.
Do I need to be home for the inspection?
No. Many sellers arrange access through their agent, and I’m available by phone afterward.
