Chesapeake is a big city with a lot of different kinds of homes: established neighborhoods in Great Bridge, Greenbrier, Western Branch and Deep Creek, growing subdivisions, and wide-open rural land toward the North Carolina line. Whatever you are buying, I’ll inspect it myself and take the time it needs.

What I see in Chesapeake homes

  • Low ground and wet soils. Much of Chesapeake is flat and low, with drainage ditches, canals and wetlands, and the Great Dismal Swamp along its western edge. Water management is a big deal here: grading, gutters and downspouts, and where the water goes once it leaves the roof.
  • Crawlspaces. Many Chesapeake homes are built over crawlspaces. With a high water table, I regularly find damp soil, standing water, damaged or missing vapor barriers, fallen insulation and moisture-related wear on framing. I go into every crawlspace I can safely enter, and I use thermal imaging when needed to help track down hidden moisture.
  • Newer subdivisions. Chesapeake has added a lot of newer homes and continues to grow. If you are buying new, consider a pre-drywall and final inspection before the builder hands you the keys.
  • Rural properties. Homes in the southern part of the city may be on private wells and septic systems. Those systems need separate evaluation by the appropriate specialists, and I’ll point out what I can see during the home inspection.
  • Homes from the 1970s through the 1990s. Many established neighborhoods are now at the age where roofs, water heaters, HVAC systems and original windows are due for replacement. Knowing their condition up front helps you plan.

Frequently Asked Questions

Do you inspect rural Chesapeake properties?
Yes. I inspect homes across Chesapeake. If the property is on a well or septic system, plan on separate testing for those systems by the right specialist.

I’m buying a new build in Chesapeake. Do I really need an inspection?
New homes are built quickly by many different crews, and mistakes happen. An independent inspection, ideally both pre-drywall and final, gives you a list of items to take to the builder before closing.

What is the most common issue you find in Chesapeake crawlspaces?
Moisture. Damp soil, standing water and damaged vapor barriers are frequent findings given the area’s low ground and high water table.

Should I get a sewer scope on a Chesapeake home?
If the home is on public sewer and especially if it is older or has mature trees nearby, a sewer scope is worth considering. Call and we can talk it through.
