Coastal Virginia is humid. Add in crawlspaces, high water tables and homes that stay closed up with the air conditioning running much of the year, and indoor air quality is a fair question to ask about any house you are thinking of buying, or one you already live in.
Indoor Air Quality (IAQ) testing gives you information about the air inside the home, so you are making decisions on facts rather than a smell or a hunch.
When IAQ testing makes sense
- You are buying a home and want more information about the indoor environment
- The home has a history of moisture, leaks or water intrusion
- There is a musty odor and no obvious source
- Someone in the household has allergies, asthma or breathing sensitivities
- A crawlspace or attic shows signs of high humidity or condensation
How it works
I collect air samples at the home myself and send them overnight to a laboratory for analysis. Results are usually back quickly.
I explain what the results mean in plain language, and what next steps, if any, make sense.
Pairs well with a home inspection
IAQ testing is often scheduled along with a full home inspection. The inspection looks for the conditions that affect indoor air, such as moisture in the crawlspace, poor attic ventilation, plumbing leaks and HVAC condition. The IAQ test adds information about the air itself.
Frequently Asked Questions
How long until I get results?
I overnight the samples to the lab, and results are usually back quickly.
Is this the same as a home inspection?
No. A home inspection is a visual evaluation of the home’s systems and components. IAQ testing is a separate service focused on the air inside the home. Many clients book both.
What happens if the results come back with concerns?
I’ll walk you through the results and help you understand your options, including what kind of specialist to talk to if further work is warranted.
