Home Inspections in Newport News, VA
Careful, unrushed home inspections for Newport News buyers, from historic Hilton Village to Denbigh, Kiln Creek and City Center.
Newport News stretches along the James River, and its homes range just as widely: the historic Hilton Village homes built for shipyard workers around World War I, older homes in the North End and Riverside areas, mid-century neighborhoods across the middle of the city, and newer homes and townhomes around Port Warwick, City Center and Kiln Creek. I inspect every one myself and take the time each home needs.
What I See in Newport News Homes
Every home is different, but these come up often here.
- Historic and older homes. Homes in Hilton Village and older neighborhoods near the river can have aging roofs, older electrical and plumbing, settled foundations and a long history of updates. I look closely at where old and new systems meet.
- Mid-century and 1970s to 1990s homes. Much of Denbigh and the center of the city was built in this era. Roofs, water heaters, HVAC equipment and windows may be original or near the end of their service life, and I note their condition clearly.
- Townhomes and newer construction. Kiln Creek, Port Warwick and City Center have many townhomes and condos. For homes still being built, a new construction inspection gives you an independent look before the walls close and before closing day.
- Crawlspaces and drainage. Low, flat ground near the James River and its creeks means crawlspace moisture is a common finding. I enter every crawlspace I can safely access. If you have air quality concerns, Indoor Air Quality (IAQ) testing can be added.
- Older sewer lines. Older neighborhoods with mature trees can have aging sewer lines. A sewer scope is worth considering on an older home connected to public sewer.
