01

Home Inspections

A thorough, top-to-bottom visual inspection of the home you plan to buy: roof, exterior, structure and foundation, attic, electrical, plumbing, HVAC, interior and safety items. You get a clear Spectora report with photos and plain-language notes, and you are welcome to attend and ask questions as Brad goes.

Tools used during inspections: If the roof is difficult to access, a drone roof inspection gives a safe, detailed view of its condition, included when necessary. Thermal imaging can help detect hidden issues not visible to the naked eye, such as moisture behind walls or ceilings, electrical hot spots, insulation gaps, plumbing leaks and air leaks.

02

Commercial Inspections

A practical condition assessment of small commercial properties, giving buyers, investors and owners a clear picture before they commit. Brad looks at the roof and drainage, building exterior, structure, electrical, plumbing, HVAC, interior spaces, parking and walkways. Scope is confirmed with you before booking.

03

Pools and Spa

A visual and functional inspection of the pool, spa, equipment and safety features, so you know what you are taking on before you buy. It covers the shell and decking, pumps, filters, heaters, plumbing, electrical and bonding, lighting, drain covers, barriers and gates. Water chemistry testing is not included.

04

Sewer Scope

A specialized camera is run through the main sewer line so the inside of the pipe can be viewed. It can reveal tree root intrusion, cracked or collapsed sections, bellies, offset joints and blockages before they become your problem. Especially worth considering for older homes and yards with mature trees.

Indoor Air Quality (IAQ)

Coastal Virginia is humid, and IAQ testing gives you facts about the air inside the home rather than a smell or a hunch. Brad collects air samples himself, sends them to a laboratory for analysis, and explains the results and any next steps in plain language. It pairs well with a home inspection.

New Construction

A brand-new house is not a perfect house. An independent pre-drywall inspection looks at framing, flashing and rough-in work while the bones of the house are still visible, and a final inspection checks the finished home before your walkthrough with the builder. Brad works for you, not the builder.

07

Pre-Listing

A full home inspection done for you, the seller, before the home goes on the market. You get time to decide what to fix, what to disclose and how to price, on your schedule instead of in the middle of a negotiation. It is the same thorough inspection Brad does for buyers.
