New homes keep going up in Virginia Beach, from larger communities in the southern part of the city like Ashville Park to infill houses on lots in Lynnhaven and near the Oceanfront where an older cottage came down. A brand-new house still deserves an independent set of eyes, and I work for you, not the builder. I’m NRS-certified, Virginia’s New Residential Structure credential, for new construction inspections.
Two Visits That Catch Different Things
Pre-drywall. After framing, rough plumbing, rough electrical and ductwork are in, but before insulation and drywall close the walls. It’s the only time you can see the bones of the house.
Final. When the home is finished, before your builder walkthrough and closing. I go through the roof, exterior, grading, attic, plumbing, electrical, HVAC, interior and installed appliances, and you get a clear list to bring to the builder.
What Matters on a New Virginia Beach Build
- Wind and water details. Coastal wind drives rain sideways. At pre-drywall I look at visible window and door flashing and how the house wrap is lapped, while those details are still exposed.
- Grading on flat lots. New lots here are often flat with a high water table. At the final I check that the ground slopes away from the house and downspouts discharge where they should.
- Raised and elevated homes. Some new homes near the water are built up on piers or with elevated living space. I look at the visible connections, stairs and decks.
- Exterior equipment. I note how condensers and other outdoor equipment are set and secured, since salt air near the beach is hard on metal.
Busy Schedule or Still Out of State?
If you’re relocating or on orders, I can do a live video walkthrough so you can see framing and finish work with me in real time. Your report is delivered within 24 hours of each visit.

Frequently Asked Questions
Will my Virginia Beach builder allow an independent inspection?
Most builders do, though many have rules about scheduling and access. Check your purchase agreement and let the builder’s representative know early, and I’ll coordinate the timing.
Is this the same as the city’s building inspection?
No. City inspectors handle code compliance. I report on the visible condition and workmanship of the home for you.
Can I attend the pre-drywall inspection?
Yes, if the builder allows site access. If you can’t be there, I offer a live video walkthrough.
