Home Inspections in Hampton, VA

Hampton is one of the oldest cities in the country, and its housing shows it: early 1900s homes in Phoebus and Old Hampton, mid-century brick ranches and Cape Cods in neighborhoods like Wythe and Northampton, and newer homes in the northern part of the city. I inspect every one myself and take the time each home needs.

What I See in Hampton Homes

Every home is different, but these come up often here.

  • Older and mid-century homes. Many Hampton homes were built decades ago. I look closely at older electrical panels and wiring, aging plumbing, original windows and generations of updates, and at where old and new systems meet.
  • Water on three sides. Hampton sits on the Chesapeake Bay, Hampton Roads and a network of creeks, and some low-lying areas see tidal and storm flooding. I check grading, drainage and the crawlspace for evidence of past water intrusion. Ask your agent and the seller about flood history and check the property’s flood zone.
  • Crawlspaces. Crawlspace moisture is a common finding in Hampton Roads. I enter every crawlspace I can safely access and report on moisture, framing, piers and vapor barriers. If you have air quality concerns, Indoor Air Quality (IAQ) testing can be added.
  • Older sewer lines. Older neighborhoods with mature trees can have aging sewer lines. A sewer scope is worth considering on an older home connected to public sewer.
  • Renovations and flips. Updated kitchens and baths can look great while hiding shortcuts. I pay attention to the work you can’t see at a glance.

Frequently Asked Questions

Do you inspect homes in Hampton?

Yes. Apex inspects homes throughout Hampton, including Phoebus, Fox Hill, Buckroe Beach, Wythe, Northampton and the areas near Langley.

I’m buying an older home in Phoebus or Old Hampton. Anything to know?

Older homes deserve an unrushed inspection. Expect close attention to electrical, plumbing, the roof, the foundation or crawlspace, and past renovations. A sewer scope is often worth adding.

Does the inspection tell me if a home floods?

A home inspection can document visible evidence of past water intrusion, but it cannot predict flooding. Check the property’s flood zone and ask the seller about flood history.

I’m PCSing to Langley and can’t attend. Can I still use Apex?

Yes. The Spectora report explains each finding with photos, and Brad can walk you through it by phone.
