Virginia Beach is home base for Apex Home Inspection. I’m Brad Meyer, a veteran and former Coast Guard special operations member, and I inspect every home myself, from Kempsville to the Oceanfront to Pungo.

What I see in Virginia Beach homes

Virginia Beach covers a lot of ground, and the housing changes a lot from one end of the city to the other.

  • Established neighborhoods. Many of the city’s neighborhoods were built out in the decades after World War II, with ranches, split-levels, two-stories and townhomes. Homes of this age can have original or aging roofs, older electrical panels, older plumbing and HVAC systems at or near the end of their service life.
  • Coastal exposure. Homes near the Oceanfront, Sandbridge and the Chesapeake Bay side take the brunt of wind, salt air and blowing sand. That can show up as corrosion on exterior metal, HVAC condensers and fasteners, and as extra wear on roofs, siding, windows and decks. When a roof is too steep, too high or too fragile to walk safely, a drone gives me a close look at the roofing and flashing.
  • Flat, low ground and a high water table. Much of the city is low-lying, so drainage, grading and crawlspace moisture deserve a careful look. Standing water, damp soil, sagging or missing vapor barriers and high humidity under the house are common findings.
  • Newer construction. New communities continue to go up across the city. New homes need inspections too, which is why I offer pre-drywall and final new construction inspections.
  • Rural southern Virginia Beach. Some properties toward Pungo and the southern end of the city are on private wells and septic systems, which need separate testing by the right specialists.

Military families

Virginia Beach is home to NAS Oceana and Joint Expeditionary Base Little Creek-Fort Story, so many of my clients are on orders. As a veteran, I know what a PCS move involves. See my page for military and PCS buyers, including buyers who can’t be here in person.

Frequently Asked Questions

Do you inspect homes at the Oceanfront and Sandbridge?
Yes. I inspect homes throughout Virginia Beach, and coastal homes get extra attention to the wear that wind, salt air and sand cause on exterior components and equipment.

Is crawlspace moisture common in Virginia Beach?
It is a frequent finding, because so much of the city is flat and low-lying. I go into every crawlspace I can safely enter and report on moisture, vapor barriers, framing and drainage.

Do you inspect townhomes and condos?
Yes. Call and tell me about the property, and I’ll explain what the inspection covers for that type of home.

How fast can you get out to a home in Virginia Beach?
